ELECTRICAL, GAS, & SMOKE ALARM SAFETY EVALUATIONS CONDUCTED BY MELBOURNE’S PREMIER EXPERT TEAM – MY XPERT PLUMBERS…

As a landlord, also referred to as a rental provider in Victoria, you are now mandated under the Residential Tenancies Act to ensure thorough inspections of gas and electrical appliances within your property. The primary aim is to establish the safety and proper functioning of these appliances. Furthermore, landlords or property managers are obligated to carry out an annual assessment of smoke alarm functionality. However, given the busy lives many landlords lead, the process of locating and hiring a proficient gas and electrical technician can be quite cumbersome. Nevertheless, it is imperative to note that the law necessitates a prompt arrangement for inspections by rental providers. Additionally, in most scenarios, the landlord's presence may also be required during the assessment.

To streamline this process and facilitate all parties involved, My Xpert Plumbers offers to coordinate all inspections directly with the tenant and execute them in a timely fashion. A comprehensive and detailed report outlining the results of these safety assessments will be provided upon the conclusion of each service, directly to the property manager, and also to the landlord if deemed necessary. The core objective behind our gas and electrical safety evaluations, as well as smoke alarm tests, is to ensure that each rental property is consistently maintained in a secure and habitable condition.

A well-maintained property invariably translates to enhanced business prospects!

In Victoria, landlords carry distinct responsibilities as stipulated by the Residential Tenancies Act. These responsibilities encompass ensuring the electrical and gas safety of their rental property. Gas and electrical fixtures necessitate periodic professional inspection and diligent upkeep to ensure their safe utilization. Rental providers, which include landlords, are bound to verify the safety and proper functioning of their gas and electrical appliances. Furthermore, tenants or renters are encouraged to remain vigilant concerning their appliances to promptly identify potential issues and promptly notify the landlord or property manager to avert potential escalation.

Landlords who have entered into new agreements subsequent to March 29, 2021, or possess fixed-term agreements extending beyond five years and subsequently rollover to the subsequent tenancy agreement after March 29, 2021, bear the legal responsibility to ensure the following:

1. Thorough inspection of gas and electrical appliances every 24 months to validate their optimal functionality. Gas safety assessments assume heightened importance given their potential link to gas poisoning – a hazard that can often remain concealed until it culminates in dire consequences.

2. In scenarios where an inspection has not transpired within the preceding 24 months or two years from the time a tenant commences occupancy, landlords or property managers must promptly schedule a professional electrical safety evaluation. These assessments are instrumental in mitigating the risk of electricity-related accidents.

Our Melbourne-based gas and electricity safety assessments are executed by register
ed technicians. We conduct a comprehensive assessment encompassing potential issues and furnish you with an exhaustive report of our findings alongside a compliance certificate.
